LCS roof repair

Sounds positive to me, although I do NOT see the need for you to resign. We have all been in business long enough to be able to remain impartial, and do the right thing.
Lets get Jamie on board quickly, and get on with it.
I do see 3Sixty have offered their services again, if we do involve them in some way, I don`t see it as a sign of weakness at all. perhaps a one-to-one with Adam or Alex, may throw up a way to push this forward in a positive way.
 
Thanks Tony, I feel the need to get this going soon, but it is of course perfectly in order if my fellow Directors choose to hand this process back to 3Sixty. My intervention did not help in the way that I had hoped it would, given Dave's determination to involve Alumasc, which caused delays and then his apparent disappearance, which denied us any progress. I am at a loss to understand what has happened with Dave.
 
Thanks for this update Kevin. May I ask that you arrange a meeting with Jamie urgently, since 3Sixty are now preparing a quote to take over from you. Please post the URL for Bear Contracting Ltd. We would need to post on the forum that we are placing a significant contract with a director's relative.

My thoughts:
  • We should no longer rely upon Kevin - he's too busy and too ill.
  • We all made the 100% right decision to try out Dave Williams, but we lost the bet and have lost a massive amount of time.
  • We can make a second bet on Jamie, but need to be more certain of his suitability before choosing him over 3Sixty.
  • Ollie at 3Sixty has not shone so far (some bad decisions, and he ignores questions) but we are now out of time and out of choices, so I reckon that the default option is 3Sixty at any cost and take their less-than-professional surveying service on the chin.
 
I would certainly support a majority decision to return the project into the hands of 3Sixty, because they are set up for this type of task and for all other logical reasons, however if the Board felt inclined to entrust the project to Jamie & Bear Contracting, I would have great confidence in a positive outcome and (as was the intention with Dave), my involvement would be minimal once the invitations to tender are issued.

Bear Contracting win their business by referral from the architects with whom they have previously worked, or word of mouth from previous clients and show their work on Instagram or Facebook under a search for Bearbuild. Jamie would be happy to attend a meeting, he has commitments from Thursday 18th -29th, but is flexible and can break away from site outside of those dates. My condition has stabilised somewhat, but don't think I need to be there.

  • arrange meeting with Jamie and Robin and myself, and invite Martin I guess
  • arrange meeting with Jamie and 3Sixty
  • negotiate fees
  • sign contract
... with urgency.

Would you be well enough to do this @Kevin Cook , or would we expect/request Alex to arrange this?
 
@Mark Brough @Robin Williams, I can't find an e-mail link to advise Martin via this forum, but Jamie can now free-up Mon 22nd - Weds 24th inclusive and 30th Jan onward excluding w/comm 4 March. If you can give me suitable dates for you during 22nd-24th Jan, along with preferred venue, I will set up the meeting. Perhaps planning the meeting with you and that with 3Sixty to run consecutively if that is achievable.

Hi @Mark Brough @Robin Williams I have spoken to my stepson James (Jamie) Driver of Bear Contracting Ltd and he would be able to attend a meeting at Deanery Road, flat 11 at 2pm 23rd.

Jamie said that he had just concluded a telephone discussion with Mark in which Mark had asked for an update on further quotes etc acquired by me.

The situation is that I suggested how we might invite the contractors to tender and a basic contract with which we might engage them. The response seemed to suggest that we needed to consult others re the invitation to tender and have a solicitor to review the contract, so I didn't feel that I should go any further until this had been done.
 
So, more money and time wasted. The leak detection test report has finally been submitted to us. And it turns out we didn't need to pay several thousands of pounds for an electronic test, because the photos show that a simple visible inspection would have revealed that the membrane is completely shot.

It was Feb 4 that Adam, Alex, Ollie and myself took a look at the roof and decided that an electronic leak detection test was in order. So in two months all we have done is to spend £000s on confirming what a visual inspection would have told us.

@Robin Williams @Kevin Cook We have a serious problem with this roof repair:

Two weeks ago there was a forecast of heavy rain, but Nautilus went home for the weekend without protecting the unfinished roof. I reported a lot of rain leaking into the car park. Then I heard about several dwellings under the roof impacted by rain water. Oliver said he would address the issue - I heard no more. I asked which dwellings had been impacted and was ignored.

This weekend the exact same has happened. Heavy rain forecast. No temporary waterproofing. Rain water down to the pump room and bike store.

I have finally nagged enough to be told how many dwellings have been impacted by this and the answer is five.

I believe we are paying Adam something like £30,000 to oversee this project, and I get the impression that nothing is being done.

I do not know what we can do next. We cannot trust the contractor (Nautilus) so we pay for 3Sixty to oversee them. But neither can we trust 3Sixty - so who can we pay to oversee 3Sixty?
