Kevin and I have spoken about replacing the FM side of 3Sixty's product offering with a traditional FM company.

The stuff which an FM company would classically offer would include:
  • building maintenance
  • preventative maintenance schedule
  • drains, gullies, downpipes clearance
  • sewerage
  • decorating
  • M&E
  • water pumps
  • water distribution
  • elevators
  • fire alarm system
  • smoke vents / AOVs
  • door entry system
  • doors & door closers
  • car park infrastructure
  • scaffolding
and the stuff which 3Sixty would be left with would include:
  • legal
  • company secretary incl. board meetings & AGM
  • compliance
  • fire safety
  • collection and chasing of service charge
  • administration of issues reported by residents & leaseholders
  • refuse
  • parking control
  • legionnaires' disease
  • accountancy
  • customer services
Two challenges:
  • division of labour, and management of grey areas
  • reduced fee for 3Sixty
